Homeowners quote to bind
How do we take a homeowners quote from the website or an agent to a bound policy with the property details, inspection photos and prior loss history collected and verified?
Build the quote from the property data and ask the applicant for what only they can give. Callvu prefills the property (the characteristics from the public record and the replacement cost estimator, the catastrophe and protection class data, the loss history from the claims database), takes the applicant's answers on a secure screen, chases the inspection photos and the proofs the underwriting rules require through a link with guidance on what each photo must show, rates and classifies the risk, routes a quote outside authority or with a hazard to the underwriter in the Decision Desk, delivers the disclosures and captures the signature and the payment, and writes the bound policy to the policy system with the mortgagee's evidence sent. The problem today
The policy was bound on the applicant's description of the roof; the inspection three months later found the roof the underwriter would have declined.
A homeowners quote asks the applicant about the roof, the wiring, the heating and the dog. The answers are optimistic. The policy binds; the inspection is ordered after; the findings come back as a cancellation within the underwriting period, a non-renewal, or a loss on a risk never priced. Meanwhile the mortgage closing waited for an evidence of insurance that took three calls.
A homeowners bind rests on the property's actual characteristics (the replacement cost, the construction, the roof age and type, the protection class, the distance to water and the catastrophe exposure), the prior loss history, the inspection where the rules require it, and the state's disclosures and binding rules. Most of it is in public data and the claims database; the rest is a photo the applicant can take on their phone today.
Photos before bind are cheaper than inspections after.
How it runs
From the requestto the system of record.
A prospect starts a homeowners quote online, in the app or with an agent, often with a closing date. Callvu opens the quote record and prefills the property.
- Applicant
- Confirms the property data, answers what is missing, takes the guided photos, signs and pays on a secure screen.
- Agent
- Works the same record on a call and sends the applicant the link to finish.
- Underwriter
- Decides quotes outside authority or with hazards in the Decision Desk.
- Mortgagee
- Receives the evidence of insurance for the closing.
- Callvu
- Prefills, chases photos and proofs, rates and classifies, routes, discloses, captures signature and payment, and writes.
Prefill the property
The address resolves to the public record (year built, square footage, construction, roof type and age where known), the replacement cost estimator, the protection class and the catastrophe data (wind, hail, wildfire, flood zone), and the loss history from the claims database for the property and the applicant; the applicant confirms and answers only the remaining questions (occupancy, updates, animals, business use, coverage choices) on a secure screen.
Chase and verify photos and proofs
The underwriting rules set the photos required for the property type and age (the four elevations, the roof, the electrical panel, the water heater, the wood stove) and any proofs (a four-point inspection, a wind mitigation form, a prior policy for the claims-free discount); each is requested through a link with guidance on what the photo must show, read on arrival, and checked against the answers (a roof that looks older than stated, a trampoline, a pool without a fence).
Classify and decide
The risk is rated and classified by rule (eligibility, tier, surcharges and credits); a quote outside authority, a hazard found in the photos, a loss history above the threshold, or a coastal or wildfire exposure goes to the underwriter in the Decision Desk with the record and the photos and only the allowed outcomes: bind, bind with conditions (a repair by a date, an exclusion), or decline with the notice.
Disclose, sign, bind and write back
The state's disclosures (the flood exclusion notice, the replacement cost and coinsurance explanations, the catastrophe deductible notice where the state requires it) are delivered and signed on the applicant's phone, the payment or the mortgagee billing is set up, the policy binds with its effective date, the evidence of insurance goes to the mortgagee for the closing, and the bound policy with the photos, the proofs and the signatures is written to the policy system.
Where it ends: The policy bound on the property's real characteristics with the photos and the loss history in the file, the hazards decided before bind, the state's disclosures signed, and the mortgagee's evidence sent, all in the policy system. The Decision Trace shows the prefill sources, the rating and the underwriting decision; the Audit Trace shows the photos, the signatures and the bind.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The website, the app or an agent on a call; the applicant's phone takes the photos and signs.
The back office
The underwriter sees only exceptions with the photos; the policy system receives one bound policy; the mortgagee's evidence sends itself.
The Decision Desk
- A quote outside authority, a hazard in the photos or an exposure above the threshold goes to the underwriter in the Decision Desk with the record and the photos, and only bind, bind with conditions, or decline with the notice.

Questions
What buyers ask next,answered plainly.
What does the applicant have to provide?
Only what the public record and the reports do not hold: the occupancy and updates, the coverage choices, and the guided photos of the elevations, the roof and the systems the underwriting rules require.
Are photos required before bind?
Where the underwriting rules require them for the property type and age; each is requested with guidance on what it must show and checked against the answers before the policy binds.
How does the mortgagee get the evidence?
At bind, from the policy system, with the mortgagee clause as entered, so the closing is not waiting on a call.
