The Completion and Compliance Layer for lenders and servicers

TRID runs on a clock.Miss it, and it shows.

Loan Estimates, changed circumstances, conditions, loss mitigation and notices of error still move by email and re-keying while TRID and Reg X clocks run. Callvu runs each one from the borrower to your loan origination and servicing systems, and enforces every rule at runtime, while the work happens. Live in weeks.

The clocks Callvu runs on

Four lines of work

Where it breaks today, and where to start

Origination disclosures

Where it breaks today

  1. Changed circumstances are spotted late, so revised Loan Estimates miss the clock.
  2. Disclosures are tracked in the LOS and in email, with no single view of what is due.
  3. Borrower acknowledgments are chased by phone.

What Callvu enforces, on the record

  1. A changed circumstance starts the TRID clock the moment it is recorded.
  2. Revised disclosures go out on time, and the borrower acknowledges them on a secure screen.
  3. Every disclosure, date and acknowledgment is written to the LOS, on the record.
  4. Written to your system of record, with the Decision Trace and Audit Trace

Where a typical lender and servicer struggles most:

  • Loan Estimate and changed circumstances
  • Closing Disclosure timing
  • Intent to proceed

Clock: TRID: 3 business days for the Loan Estimate, and for each revision

Conditions and documents

Where it breaks today

  1. Brokers email loan packages that are always missing something.
  2. Conditions are tracked in spreadsheets and chased one email at a time.
  3. Documents are re-keyed into the LOS.

What Callvu enforces, on the record

  1. Case Completion declares what a complete file looks like and asks each party for only what is missing.
  2. Documents are read and checked on arrival, against the loan's own conditions.
  3. The complete file lands in the LOS, with every item and its evidence.
  4. Written to your system of record, with the Decision Trace and Audit Trace

Where a typical lender and servicer struggles most:

  • Broker loan packages
  • Underwriting conditions
  • Post-close documents

Loss mitigation

Where it breaks today

  1. Loss mitigation applications arrive incomplete and stall.
  2. Borrowers are not told what is missing within the required time.
  3. Evaluation decisions are hard to defend in an exam.

What Callvu enforces, on the record

  1. Receipt is acknowledged and missing items are requested within 5 business days, as Reg X requires.
  2. Each item is chased from the borrower until the application is complete.
  3. Evaluations and decisions are recorded with who decided and why, then written to servicing.
  4. Written to your system of record, with the Decision Trace and Audit Trace

Where a typical lender and servicer struggles most:

  • Loss mitigation applications
  • Forbearance requests
  • Repayment plans

Clock: Reg X: 5 business days to acknowledge a loss mitigation application

Servicing requests

Where it breaks today

  1. Notices of error and information requests arrive by mail, email and phone.
  2. The acknowledgment and response clocks are tracked by hand.
  3. Responses are written from scratch, and evidence is rebuilt for exams.

What Callvu enforces, on the record

  1. Every request is captured once, from any door, and its clocks start on receipt.
  2. Acknowledgments and responses go out on time, with the required content.
  3. Each response is stored with its evidence, ready for the examiner.
  4. Written to your system of record, with the Decision Trace and Audit Trace

Where a typical lender and servicer struggles most:

  • Notices of error
  • Requests for information
  • Escrow and payoff requests

Clock: Reg X: 5 business days to acknowledge, 30 business days to respond

See it under TRID

A changed circumstance, governed from the first step

A rate lock is extended. The changed circumstance is recorded, and the TRID clock starts. The revised Loan Estimate is issued, the borrower acknowledges it on a secure screen and the result is written to the loan origination system. If the clock is at risk, the case goes to a person.
