Short sale
How do we collect the offer, listing, hardship and valuation documents for a short sale from the borrower and the agent, and route the package to the investor for approval?
Make the short sale one package with every party contributing through a link. Callvu classifies the investor's short sale program and its requirements, collects the hardship and financial documents from the borrower and the listing agreement, the purchase offer, the estimated settlement statement and the buyer's proof of funds from the agent through separate links, orders the valuation through the appraisal process, computes the net proceeds against the investor's minimum, routes the package to the loss mitigation underwriter in the Decision Desk and then to the investor's approval channel, tracks the approval conditions and the closing, and writes the outcome (the payoff accepted, the deficiency treatment, the relocation assistance) to servicing.

The problem today
The buyer walked after six weeks of waiting for an approval that was stuck on a missing proof of funds.
A borrower who cannot keep the house lists it. An offer comes in. The agent sends a package to the servicer by fax and email; the servicer's negotiator asks for an updated bank statement from the borrower, a corrected settlement statement from the title company, and proof of funds from the buyer. Each request goes to a different person; each response restarts the review. The buyer leaves. The next offer is lower.
The investors set the short sale program: the hardship and financial documentation, the listing requirements, the valuation, the minimum net proceeds, the allowable closing costs and commissions, the subordinate lien payoffs, the deficiency waiver and the relocation assistance, the approval authority and the deadlines. Regulation X treats the short sale as a loss mitigation option with the application timelines.
The package has four contributors, and the servicer owns the clock.
How it runs
From the requestto the system of record.
A borrower or their agent requests short sale approval with an offer, or the loss mitigation evaluation routes to a short sale. Callvu opens the case on the loan.
- Borrower
- Provides the hardship and financial documents through a link and signs the approval terms.
- Listing agent
- Provides the listing, the offer, the settlement statement and the buyer's proof of funds through a link.
- Loss mitigation underwriter
- Reviews the package and decides in the Decision Desk.
- Investor
- Approves through its channel where required.
- Callvu
- Classifies, chases each party, orders the valuation, computes, routes, tracks and writes.
Classify and chase
The investor's program sets the requirements; the borrower's documents (the hardship statement, income, assets, the tax authorization, the arm's-length affidavit) and the agent's documents (the listing agreement, the offer, the estimated settlement statement, the buyer's proof of funds and pre-approval) are requested through separate links, each read and checked, with the case showing what is outstanding and from whom.
Value and compute
The valuation is ordered through the appraisal process (a broker price opinion or an appraisal as the program requires); the net proceeds are computed from the offer less the allowable costs, commissions and subordinate payoffs, against the investor's minimum net; subordinate lienholders' demands are collected.
Decide and approve
The loss mitigation underwriter reviews the package in the Decision Desk with the computation and only the allowed outcomes (approve, counter at the minimum net, decline with reasons, or submit to the investor); where the investor approves, the package is submitted through its channel and the conditions and the deadline are tracked; the approval letter with the terms (the deficiency treatment, the relocation assistance, the closing date) is generated and signed by the borrower.
Close and write back
The closing is tracked to the approval's date, the final settlement statement is checked against the approval, the payoff is accepted, and the outcome (the loan satisfied short, the deficiency waived or reserved, the assistance paid, the credit reporting) is written to the servicing system with the lien release process started.
Where it ends: The package was assembled from every party through links, valued and computed against the investor's minimum, approved with terms the borrower signed, and closed on time with the outcome in servicing. The Decision Trace shows the computation, the decision and the investor's approval; the Audit Trace shows each party's documents, the submission and the closing. The Callvu moves in this process are chase and verify, decide and write back.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The borrower and the agent each through their own link, in any channel.
The back office
The underwriter decides from a complete package and a computation; the investor's channel is tracked.
The Decision Desk
- The package goes to the loss mitigation underwriter in the Decision Desk with the computation and only approve, counter at the minimum net, decline with reasons, or submit to the investor.
