Loan modification

How do we collect the hardship, income and property documents for a modification, evaluate it under the investor's waterfall, and get the trial plan and the final agreement signed and recorded?

Run the modification from the complete application to the recorded agreement as one case. Callvu classifies the investor's modification program and its documentation, chases the hardship, income, asset and property documents through a link with reading and checks, runs the evaluation (the waterfall steps, the target payment, the net present value test where the program requires it), routes the decision to the loss mitigation underwriter in the Decision Desk, generates the trial period plan and tracks the trial payments, generates the final modification agreement from the approved terms, captures the signatures (with notarization and recording where required), and writes the modified terms to servicing.

The problem today

The borrower made all three trial payments, and the final agreement was sent to the wrong address four months later.

Today, without Callvu

A borrower applies for a modification. The documents arrive over weeks; the evaluation runs when the file is complete; the trial plan is offered; the borrower pays. Then the file waits: the agreement is drafted by a vendor, mailed, returned unsigned because a co-borrower's name was wrong, re-mailed. The investor's deadline for the permanent modification passes, and the loan's modified terms never reach servicing correctly.

Each investor's program defines the documents, the evaluation steps (capitalize the arrears, reduce the rate, extend the term, forbear principal) to reach a target payment, the trial period and its payments, the deadlines for the final agreement, the signing and recording requirements, and the reporting to the investor. Regulation X governs the application's timeline and the appeal of a denial.

The evaluation is a computation; the paperwork is a record; the trial is a schedule.

How it runs

From the requestto the system of record.

A complete loss mitigation application is evaluated for a modification, or a borrower in a forbearance exit is eligible for one. Callvu opens the modification case on the loan.

Borrower
Provides documents through a link, makes trial payments, and signs the agreement.
Loss mitigation underwriter
Decides the modification in the Decision Desk.
Investor
Approves where the program requires and receives the reporting.
Servicing
Books the trial and the modified terms.
Callvu
Classifies, chases, evaluates, routes, generates documents, tracks the trial, captures signatures and writes.
  1. Classify and chase

The investor and the loan's status classify the modification program and its documentation (the hardship statement, income by source, assets, the property's occupancy and value); each document is requested through the link, read and checked, through the loss mitigation application process until complete.

  2. Evaluate

The program's waterfall runs on the verified data: the arrears capitalized, the rate adjusted, the term extended, principal forborne, in the program's order, to the target payment or ratio, with the net present value test where the program requires it and the property value from the valuation process; the result is the trial terms or the reasons for denial.

  3. Decide and run the trial

The loss mitigation underwriter decides in the Decision Desk with the evaluation and only the allowed outcomes (approve the trial, deny with the reasons and the appeal right, or request the investor's approval); the trial period plan is generated with the payments and dates and sent, trial payments are tracked, and a missed trial payment triggers the program's rule.

  4. Document, sign and write back

After the trial, the final modification agreement is generated from the approved terms with the borrower's and co-borrower's names as on title, sent for signature (with notarization and recording where the program or the state requires), the signed agreement is received and checked, the modified terms (the rate, the term, the principal, any forbearance, the new payment) are written to the servicing system, the investor is reported, and the credit reporting is updated.

Where it ends: The modification was evaluated on verified data under the investor's program, decided with reasons, trialed on a schedule, documented correctly and booked. The Decision Trace shows the waterfall, the decision and the signatures; the Audit Trace shows the documents, the trial payments and the writes. The Callvu moves in this process are classify, chase and verify, decide and write back.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

Any channel; the borrower uploads, reads the trial terms, makes payments and signs on their phone or with a notary where required.

The back office

The underwriter decides from an evaluation; the documents are generated from the record; servicing books from the signed agreement.

The Decision Desk

  • The underwriter decides in the Decision Desk with the evaluation and only approve the trial, deny with reasons and the appeal right, or request the investor's approval; an appeal goes to a different reviewer with the same outcomes.

Questions

What buyers ask next,answered plainly.

How is the modification evaluated?

By the investor's waterfall on verified data: arrears capitalized, rate adjusted, term extended, principal forborne, in order, to the target payment, with the net present value test where the program requires it.

What happens after the trial?

The final agreement is generated from the approved terms, signed by every borrower on the note (and notarized and recorded where required), and the modified terms are written to servicing.

What does a denial include?

The specific reasons and the appeal right, generated from the evaluation, with the appeal decided by a different reviewer within 30 days.
