Rate lock request and confirmation
How do we take a rate lock request, confirm the pricing and the lock terms with the borrower, and write the lock to the LOS and the secondary desk at the same time?
Make the lock a confirmed, recorded decision. The loan officer requests the lock; Callvu prefills the loan and pulls the pricing for the product, the lock period and the loan-level adjustments, presents the rate, points, lock period and expiry to the borrower on their screen for confirmation, records the confirmation, writes the lock to the LOS and the secondary marketing desk together, and triggers the revised Loan Estimate the lock requires. The problem today
The borrower was told one rate, the lock was entered at another, and the revised Loan Estimate went out late.
A loan officer quotes a rate on the phone and emails the secondary desk to lock. The desk locks at the price of the moment, which has moved. The LOS is updated later. The borrower learns the real rate from the revised Loan Estimate, which under TRID must go out within three business days of the lock, and which went out when the LOS was updated.
A rate lock is a commitment with a price, a period and an expiry, and three parties who must agree on it: the borrower, the lender and the secondary desk that hedges it. The disclosure rule treats the lock as a trigger for a revised Loan Estimate with the locked terms.
A lock entered twice is a lock entered wrong, and a lock the borrower never confirmed is a dispute.
How it runs
From the requestto the system of record.
A loan officer requests a lock on a loan in the LOS, or a borrower asks to lock through the loan officer. Callvu opens the lock request with the loan's current terms.
- Borrower
- Confirms the rate, points, lock period and expiry on their screen.
- Loan officer
- Requests the lock and sees the confirmation and the lock record.
- Secondary marketing
- Receives the lock in its pipeline at the moment it is confirmed; decides exceptions in the Decision Desk.
- Callvu
- Prefills, prices, presents, records the confirmation, writes to both systems and triggers the revised disclosure.
Prefill and price
The loan (product, amount, term, property, credit score, loan-to-value, occupancy) is prefilled from the LOS, and the pricing engine returns the rate and points for the requested lock period with the loan-level adjustments. The lock expiry is computed from the period and the lender's calendar.
Chase and verify the inputs
Where the pricing depends on a value not yet verified (the credit score from the report, the loan-to-value from the appraisal or the contract), Callvu checks the source in the LOS and flags the lock as subject to that value, so a later change triggers a re-price rather than a surprise.
Decide: confirm with the borrower
The rate, the points or credits, the lock period, the expiry date and the conditions (what changes void the lock) are presented to the borrower on a process-controlled screen; the borrower confirms with a timestamp. A pricing exception or a lock outside policy goes to secondary marketing in the Decision Desk first.
Write back
The lock is written to the LOS and to the secondary desk's pipeline in one step, with the confirmation attached; the lock confirmation goes to the borrower; and the revised Loan Estimate reflecting the locked terms is triggered on the disclosure desk's clock.
Where it ends: The lock the borrower confirmed is the lock in the LOS and the lock the secondary desk is hedging, with its expiry on record, and the revised Loan Estimate is on its clock. The Decision Trace shows the pricing inputs and the confirmation; the Audit Trace shows the request, the confirmation and the writes.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The loan officer's request in the LOS; the borrower confirms on their phone.
The back office
Secondary marketing sees the lock in its pipeline the moment it is confirmed; the disclosure desk gets the trigger with the locked terms.
The Decision Desk
- A pricing exception or a lock outside policy goes to secondary marketing in the Decision Desk with the loan and only the allowed outcomes before the borrower is asked to confirm.

Questions
What buyers ask next,answered plainly.
Does the borrower confirm the lock?
Yes, on their screen, with the rate, points, period, expiry and conditions, with a timestamp. The lock is written only after the confirmation.
How does the secondary desk get the lock?
In the same write as the LOS, from the confirmed record, so the hedge and the loan never disagree.
What about the revised Loan Estimate?
The lock triggers it on the disclosure desk's clock with the locked terms, within three business days.
