Rate lock extension and relock

How do we handle an expiring rate lock so the extension or relock is decided, priced, confirmed and re-disclosed before the lock lapses?

Start from the expiry date, not from the loan officer's memory. Callvu watches every lock's expiry against the closing date, opens an extension case when the lock will not reach closing, classifies the cause (the lender's delay or the borrower's), prices the extension or the relock under the policy, routes the cost decision to secondary marketing in the Decision Desk, confirms the changed terms with the borrower, writes them to the LOS and the secondary desk, and triggers the revised Loan Estimate where the terms changed. The problem today

The lock expired on Friday, closing is Tuesday, and the relock is at today's higher rate with nobody sure who pays.

Today, without Callvu

A closing slips because the appraisal was late. The lock expires. The loan officer notices when the closer asks, requests an extension, and secondary prices it. Whether the borrower or the lender bears the extension fee depends on whose delay it was, which is a policy question answered differently by every loan officer. The revised Loan Estimate, where the terms changed, is late.

Lock extensions are a cost and a disclosure event. The lender's policy sets who pays for what cause; TRID requires a revised Loan Estimate within three business days when a lock extension changes the rate, points or credits; and a lock that lapses before closing is a relock at market, which the borrower must agree to.

The expiry date is known from the day of the lock. The process should be watching it.

How it runs

From the requestto the system of record.

Callvu compares each lock's expiry with the scheduled closing date and the file's progress; when the lock will not reach closing, or a lock has expired, it opens the extension case ahead of the expiry.

Loan officer
Sees the case, states the cause of the delay where it is not evident from the file, and relays the decision to the borrower.
Secondary marketing
Decides the extension or relock cost and any exception in the Decision Desk.
Borrower
Confirms the changed terms on their screen.
Callvu
Watches expiries, classifies the cause, prices, routes the decision, confirms with the borrower, writes and triggers re-disclosure.
  1. Classify the cause and the option

The file's timeline (which conditions and third parties were late, whether the borrower delayed) classifies the cause under the lender's policy, which sets who bears the extension cost. The options are priced: an extension for the days needed at the policy's cost, or, for an expired lock, a relock at current pricing with the worst-case rule the policy applies.

  2. Chase and verify the timeline

The loan officer is asked to confirm or correct the cause where the file's timeline is ambiguous, through a link, and the closing date is confirmed with the closer, so the extension is priced for the days actually needed.

  3. Decide

The extension or relock, its cost and who bears it go to secondary marketing in the Decision Desk with the classification and only the allowed outcomes: approve at the policy cost, approve with the cost waived or absorbed, or relock. The decision and the reason are recorded.

  4. Confirm and write back

The changed terms (new expiry, any change to rate, points or credits, the fee and who pays it) are confirmed by the borrower on their screen, written to the LOS and the secondary desk together, and where the terms changed, the revised Loan Estimate is triggered on the disclosure desk's clock.

Where it ends: The lock reached closing by an extension or a relock decided under policy, confirmed by the borrower, recorded in both systems, and re-disclosed where required. The Decision Trace shows the cause, the pricing and the decision; the Audit Trace shows the expiry watch, the confirmation and the writes.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

The expiry watch is the front door; the loan officer and the borrower meet the process in the case and the confirmation.

The back office

Secondary marketing decides from a classified case; the disclosure desk gets the trigger with the changed terms.

The Decision Desk

  • The extension or relock and its cost go to secondary marketing in the Decision Desk with the cause classification and only the allowed outcomes.

Questions

What buyers ask next,answered plainly.

How does the lender know a lock is going to expire?

Callvu watches every lock's expiry against the scheduled closing and the file's progress, and opens the case ahead of the expiry.

Who pays for the extension?

Whoever the lender's policy says for the cause of the delay, classified from the file's timeline and decided by secondary marketing with the reason recorded.

Is a revised Loan Estimate needed?

When the extension or relock changes the rate, points or credits, within three business days; the process triggers it.
