Loan Estimate delivery
How do we deliver the Loan Estimate within three business days of the application, prefilled from the LOS, with the delivery recorded?
Start the clock from the application date the process detected, not from someone's inbox. Callvu opens the Loan Estimate case the moment the six pieces exist, prefills the estimate from the LOS and the pricing, routes the disclosure desk's review in the Decision Desk where the policy requires it, delivers the Loan Estimate by the method the borrower consented to inside the three business days, records the delivery and the receipt, and writes both to the LOS. The problem today
The application was complete on Monday, the disclosure desk saw it on Thursday, and the Loan Estimate went out on day four.
The loan officer finishes the application and moves on. The disclosure desk works a queue and finds the file when it finds it. The Loan Estimate is built by hand from the LOS, reviewed, and sent, and the three business days are gone. Examiners count from the application date, which the file shows, to the delivery date, which the file also shows.
TRID requires the Loan Estimate no later than the third business day after the application, in good faith, with the fees disclosed subject to tolerances that the lender will be held to at closing. The delivery method must match the borrower's E-SIGN consent, and receipt is measured by the mailbox rule or by evidence of earlier receipt.
The Loan Estimate is the first thing the examiner checks on every file, and the one most often late.
How it runs
From the requestto the system of record.
The application process records the application date (the six pieces present). Callvu opens the Loan Estimate case at that moment with the deadline computed in business days.
- Loan officer
- Sees the deadline and provides any pricing input the desk needs; does not build the estimate.
- Disclosure desk
- Reviews the prefilled estimate in the Decision Desk where the policy requires a review.
- Borrower
- Receives the Loan Estimate by the consented method and acknowledges receipt.
- Callvu
- Opens on the application date, prefills, routes review, delivers, records delivery and receipt, writes to the LOS.
Prefill the estimate
The loan terms, the pricing, the fee schedule for the product and the property's location (taxes, recording fees, title where the lender provides the list), the prepaid items and the escrow are pulled from the LOS and the fee engine into the Loan Estimate form. The fees are classified by tolerance category (zero, 10 percent, no tolerance) and the estimate is checked for completeness.
Classify the delivery
The borrower's E-SIGN consent decides electronic or paper delivery; the deadline (three business days from the application, using the general business day definition) and the receipt rule (acknowledgment or the mailbox rule) are set.
Decide: review where required
A Loan Estimate within the policy's automated criteria is released by rule; one with a fee outside the schedule, a product exception, or a jumbo or unusual loan goes to the disclosure desk in the Decision Desk with the deadline visible and only approve or correct as outcomes.
Deliver and write back
The Loan Estimate is delivered by the consented method with the time recorded; electronic receipt is captured, or the mailbox rule date is set; and the Loan Estimate, the delivery record and the receipt are written to the LOS as the disclosure of record for the tolerance comparison at closing. The intent-to-proceed step opens on receipt.
Where it ends: The Loan Estimate went out inside three business days of the application date the process recorded, by the right method, with delivery and receipt on the LOS record, and the fees are classified for the tolerance test at closing. The Decision Trace shows the deadline, the prefill sources and any review; the Audit Trace shows the delivery and receipt.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The application date recorded by the application process; the borrower meets the Loan Estimate in the consented channel.
The back office
The disclosure desk reviews only what the policy reserves, with the deadline visible; the estimate is built from the LOS, not by hand.
The Decision Desk
- A Loan Estimate outside the automated criteria goes to the disclosure desk in the Decision Desk with the deadline and only approve or correct as outcomes.
- A case approaching day three without delivery is escalated to the desk's manager.

Questions
What buyers ask next,answered plainly.
When does the three-day clock start?
On the application date the application process recorded when the six pieces were present. The Loan Estimate case opens at that moment with the deadline.
Who builds the Loan Estimate?
Callvu prefills it from the LOS and the fee engine and classifies each fee by tolerance; the disclosure desk reviews only the cases the policy reserves.
How is receipt recorded?
By the borrower's electronic acknowledgment, or by the mailbox rule's three business days, on the LOS record, which also opens the intent-to-proceed step.
