HELOC and home equity application

How do we take a home equity line or loan application prefilled for existing customers, verify income, property and title, and write the decision to the loan system?

Start the application from what the bank already knows. Callvu identifies the customer, prefills the application from the deposit and mortgage relationship (identity, address, the first mortgage's balance and payment, income on file where consented), takes the rest on a secure screen with the consents and the early HELOC disclosures, orders the valuation, title and flood determination, collects and verifies income and other documents through the document processes, runs the credit and the combined loan-to-value tests, routes the decision to the underwriter in the Decision Desk, generates the adverse action or the approval with the closing disclosures, and writes the decision and the line to the loan system.

The problem today

A thirty-year customer with a mortgage at the bank was asked for their address, their employer and the mortgage balance.

Today, without Callvu

A customer with a checking account and a first mortgage at the bank wants a home equity line. The application asks for everything the bank already holds. The documents arrive over three weeks. The valuation is ordered after the file is complete, the title search after the valuation, and the application closes in seven weeks, with the customer wondering why the bank that knows them treated them as a stranger.

A HELOC application carries the Regulation Z home equity rules (the early disclosure and brochure at application, the three-day rescission at closing, the terms the plan may change and how), the ECOA application and adverse action clocks, the flood determination, the appraisal rules for the lien, the bank's combined loan-to-value, credit and debt-to-income policy, and the title requirements. None of it requires the customer to retype the bank's own data.

Prefill is not a convenience; it is the difference between a two-week and a seven-week application.

How it runs

From the requestto the system of record.

A customer starts a home equity application in any channel (the bank's app, a branch, a call, a link from an offer). Callvu opens the application with the customer's relationship.

Applicant
Confirms the prefilled data, completes the rest, gives consents and receives the disclosures and the decision.
Underwriter
Decides the application in the Decision Desk.
Appraiser and title company
Deliver the valuation, the title search and the flood determination.
Callvu
Prefills, discloses, orders, collects and verifies, tests, routes, generates documents and writes.
  1. Prefill and disclose

The applicant is identified and the application is prefilled from the relationship with their consent (identity, address, the first mortgage's balance, payment and investor, income and employment on file, the property); the rest is completed on a secure screen with the credit and tax consents; the Reg Z early HELOC disclosure and the brochure are delivered at application, and the ECOA clock starts.

  2. Order and chase

The valuation (an automated valuation or an appraisal by the bank's policy and the appraisal rules), the title search and the flood determination are ordered on application, not after the file; income and other documents are collected and verified through the document and verification processes, with the file showing what is outstanding.

  3. Test and decide

The credit, the combined loan-to-value against the first mortgage's balance and the valuation, the debt-to-income with the line's payment at the rule's rate, and the title's liens are tested against the bank's policy; the underwriter decides in the Decision Desk with the tests and only the allowed outcomes (approve, approve with a different line, counter, decline with reasons), within 30 days of the complete application.

  4. Document and write back

The approval with the HELOC agreement and the closing disclosures, or the adverse action notice with the reasons, is generated from the decision; the closing is scheduled with the rescission period; the decision, the line, the terms and the lien are written to the loan system and the core, and the draw process is enabled after rescission.

Where it ends: The customer was asked only for what the bank did not already hold, the orders ran in parallel from application, the decision was tested and timely, and the line is on the loan system with the lien. The Decision Trace shows the prefill, the tests and the decision; the Audit Trace shows the disclosures, the documents, the orders and the writes. The Callvu moves in this process are prefill, chase and verify, decide and write back.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

Any channel, prefilled from the relationship; the applicant finishes on a secure screen.

The back office

The underwriter decides from tests on a verified file; the orders are tracked, not chased by hand.

The Decision Desk

  • The application goes to the underwriter in the Decision Desk with the tests and only approve, approve with a different line, counter, or decline with reasons, with the notice generated from the decision.

Questions

What buyers ask next,answered plainly.

What is prefilled?

Identity, address, the first mortgage's balance and payment, and income and employment on file, with the customer's consent; the customer confirms rather than retypes.

What disclosures are delivered at application?

The Regulation Z early HELOC disclosure and the home equity brochure, at application or within three business days for a phone or mailed one.

How fast is the decision?

Within the ECOA 30-day clock from the complete application; the parallel orders and the document links are what make a two-week decision realistic.
