HELOC closure and payoff
How do we close a HELOC on the borrower's request with the payoff, the lien release and the account closure completed in the right order?
Run the closure as a sequence with each step gated on the previous one. Callvu takes the closure request on a secure screen from an authorized borrower (with the other borrower's consent where the plan requires), prefills the line (the balance, the accrued interest, any early closure fee under the plan's terms, the draw period status), produces the payoff figure with its good-through date, blocks new draws, collects the payoff, confirms the zero balance, closes the account on the core, and starts the lien release process for the recorded instrument within the state's deadline, with the borrower receiving the closure confirmation and the recorded release.

The problem today
The line was paid to zero but never closed, and the lien was still on title when the borrower refinanced.
A borrower pays the line down to zero and asks to close it. The payoff is taken; the account stays open because closing is a different queue; the draw capability stays live; the lien release is never ordered because nobody asked for it in writing. A year later a refinance is held up by a lien on an account with no balance.
A HELOC closure is three obligations in sequence: the payoff under the plan's terms (including any early closure fee the plan discloses and the rule allows), the account closure on the core so no further advance is possible, and the lien release within the state's deadline, which for a line of credit requires the borrower's written request to close because a zero balance alone does not end the plan.
The order matters, and so does the written request.
How it runs
From the requestto the system of record.
An authorized borrower requests closure of the line in any channel. Callvu opens the closure on the line.
- Borrower
- Requests the closure in writing on a secure screen (with the co-borrower's consent where required), pays the balance and receives the confirmation and the recorded release.
- Servicing analyst
- Decides exceptions in the Decision Desk.
- Callvu
- Captures the request, computes the payoff, blocks draws, confirms the balance, closes the account and starts the release.
Chase and verify the request
The request is captured in writing on a secure screen from an authorized borrower, with the other borrower's consent where the plan requires both; the line is prefilled with the balance, the accrued interest, the early closure fee under the plan's terms where the rule allows it, and the status; the payoff figure with its good-through date is produced and given to the borrower.
Block and collect
New draws are blocked on the core from the request (the draw process reads the block), the payoff is collected through the borrower's chosen method, any pending draw or check in transit is identified, and the zero balance is confirmed after the funds clear.
Close the account
With the zero balance confirmed and no pending items, the account is closed on the core by rule; an exception (a check in transit, a disputed fee, a co-borrower's missing consent) goes to the servicing analyst in the Decision Desk with only the allowed outcomes.
Release and write back
The lien release process starts with the closure as its trigger and the state's deadline, the borrower receives the closure confirmation and later the recorded release, the credit reporting is updated, and the closure with its sequence is written to the core.
Where it ends: The line was closed in order: a written request, a payoff on the plan's terms, draws blocked, the account closed, the lien released inside the state's deadline. The Decision Trace shows the fee computation and any exception; the Audit Trace shows the request, the block, the payoff, the closure and the release.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
Any channel; the borrower requests in writing on a secure screen and pays by their chosen method.
The back office
The analyst sees only exceptions; the core and the lien release process run from the events.
The Decision Desk
- A check in transit, a disputed fee or a missing co-borrower consent goes to the servicing analyst in the Decision Desk with only the allowed outcomes.

Questions
What buyers ask next,answered plainly.
Does paying to zero close the line?
No; the plan stays open until the borrower requests closure in writing, which the process captures on a secure screen with the consents the plan requires.
Can there be a fee?
Only an early closure fee the plan disclosed and the rule allows, computed from the plan's terms and shown on the payoff figure.
When is the lien released?
The lien release process starts from the closure and runs on the state's deadline, with the recorded release sent to the borrower.
