Second review and quality control prefunding
How do we run a second-person review of selected files against a checklist before funding, and route the findings back to the processor to fix?
Select by rule, review from a checklist, fix from the findings. Callvu selects the files the lender's policy requires for a pre-funding review (by program, risk, loan officer, random sample), presents the reviewer with the checklist and the file's documents in the Decision Desk, records each item as passed or a finding with its severity, routes each finding to the processor as a task with its owner, holds funding for severity levels the policy sets, and writes the review and the resolutions to the loan for quality control reporting.

The problem today
The pre-funding review is a spreadsheet, the findings are emailed, and nobody knows whether they were fixed before the wire.
Quality control pulls files for a pre-funding review from a list, reviews them against a checklist in a spreadsheet, and emails the findings to the processor. The processor fixes some. The wire goes. The post-closing review finds the same defects, and the quality control report to management cannot say which findings were cured before funding.
The agencies require a pre-funding quality control process with a selection method, a checklist tied to the file's risks, documented findings and remediation, and reporting to management. A review is a decision per checklist item with a record; a finding is a task with an owner and a deadline before funding.
The review should hold the wire until the serious findings are fixed.
How it runs
From the requestto the system of record.
A file reaches clear-to-close, or an earlier point the policy sets. Callvu applies the selection rule and opens the review for selected files.
- Quality control
- Reviews the file against the checklist in the Decision Desk and records findings.
- Processor
- Receives each finding as a task and fixes it before funding.
- Underwriter
- Decides findings that need an underwriting decision.
- Callvu
- Selects, presents the checklist, records findings, routes tasks, holds funding by severity and reports.
Classify and select
The selection rule (targeted criteria such as program, risk factors, new loan officers or brokers, and a random sample) is applied at the point the policy sets, and the review checklist is derived from the file's characteristics (income type, asset sources, property type, program).
Decide: the review
The reviewer works the checklist in the Decision Desk with the file's documents presented per item (the income calculation against the documents, the assets, the appraisal review, the disclosures' timing, the identity, the fraud dispositions); each item is passed or recorded as a finding with a severity under the policy's definitions.
Chase and verify the fixes
Each finding becomes a task for its owner (the processor, the underwriter, a third party) with the criterion; responses are read and checked, and the reviewer confirms the cure. A finding at a severity the policy holds for stops funding until it is cured.
Write back and report
The review, each item's result, each finding with its cure and the hold's release are written to the loan in the LOS, and the quality control report (selection, findings by type and severity, cure rates, trends) is produced from the record for management.
Where it ends: The selected files were reviewed against a checklist tied to their risks, every finding was a task with an owner and was cured or decided before funding, and the quality control report comes from the record. The Decision Trace shows the selection, each item and each finding; the Audit Trace shows the review, the tasks and the cures.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The selection rule at clear-to-close or the policy's point.
The back office
Quality control reviews in the Decision Desk from presented documents; the processor fixes from tasks; funding sees the hold.
The Decision Desk
- The reviewer records each item and finding in the Decision Desk; a finding needing an underwriting decision goes to the underwriter with only the allowed outcomes; the funding hold is released by the reviewer on cure.

Questions
What buyers ask next,answered plainly.
Which files are reviewed?
Those the lender's quality control plan selects by targeted criteria and a random sample, at the point the plan sets, by rule.
What happens to a finding?
It becomes a task for its owner with the criterion and a deadline; funding is held at the severities the policy sets until it is cured or decided.
Where does the quality control report come from?
From the record: the selection, the findings by type and severity, the cure rates and the trends.
