Prior-to-funding conditions

How do we chase and check the prior-to-funding conditions so funding cannot release until every one passes?

Make funding a gate that reads the conditions. Callvu lists the prior-to-funding conditions from the approval and the closing (the signed documents returned, the reconciled settlement statement, the verified wire instructions, the final verbal verification of employment, the insurance effective, the rescission period passed, the flood and title items), chases each with its owner, checks each on arrival, presents the funder with the gate's status in the Decision Desk, and releases the wire only when every condition passes.

The problem today

The funder's checklist is a mental one, and the loan funded before the final verification of employment.

Today, without Callvu

Funding day is a race against the cutoff. The funder checks the signed package, the settlement statement, the wire instructions and a few other things from memory. The verbal verification of employment was due in the ten days before the note date and was not done. The borrower had lost their job. The loan is not deliverable.

Prior-to-funding conditions come from two sources: the underwriting approval (the conditions marked prior to funding) and the closing itself (the returned documents, the reconciliation, the wire verification, the rescission). Each has a criterion and a party. Together they are the gate, and the gate should decide, not the funder's memory.

A gate that reads the conditions also tells the funder exactly what is left, before the cutoff.

How it runs

From the requestto the system of record.

The closing has occurred (or, for a refinance, the rescission period is running). Callvu assembles the prior-to-funding conditions from the approval and the closing processes and opens the funding gate.

Funder
Sees the gate's status and releases the wire only when it is clear.
Closer
Resolves closing-side conditions and sees the gate.
Settlement agent
Returns the signed documents and corrections through the secure link.
Callvu
Assembles, chases, checks, presents the gate and releases funding.
  1. Classify the conditions

The prior-to-funding conditions are assembled: the underwriting conditions marked prior to funding, the closing package's returned documents and the reconciled settlement statement, the verified wire instructions, the final verbal verification of employment within the window, the hazard and flood policies effective at closing, the title's final requirements, the rescission period for a refinance, and any program-specific funding items. Each has an owner and a criterion.

  2. Chase and verify

Each condition is chased with its owner through links; what comes back is checked against the criterion (the signed documents against the package, the dates on the verbal verification, the effective dates on the policies); the gate shows each condition's status and the funding cutoff.

  3. Decide: the gate

The funder sees the gate in the Decision Desk; the wire release is available only when every condition passes. A condition that cannot pass before the cutoff escalates to the closing manager with the alternatives (a funding delay, a post-closing condition where the policy allows it with an approver).

  4. Fund and write back

On release, the wire is sent under the verified instructions and the lender's security procedure, and the gate's record (each condition, its evidence and its pass, the releaser and the time) is written to the loan in the LOS; the post-closing process starts from it.

Where it ends: The loan funded only when every prior-to-funding condition passed on checked evidence, released by the funder from a gate that read them, with the record on the loan. The Decision Trace shows each condition and its check; the Audit Trace shows the chases, the passes and the release.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

The closing's completion and the approval's conditions; the parties meet the process in links.

The back office

The funder works from a gate, not a memory; post-closing starts from the record.

The Decision Desk

  • The funder releases the wire from the gate only when every condition passes; a condition that cannot pass before the cutoff goes to the closing manager with only the allowed outcomes.

Questions

What buyers ask next,answered plainly.

What are the prior-to-funding conditions?

The underwriting conditions marked prior to funding plus the closing's own: the returned documents, the reconciled statement, the verified wire, the final verbal verification, the policies effective, the title items and the rescission period.

Can the funder release with one condition open?

No. The release is available only when every condition passes; an exception needs an approver's recorded decision where the policy allows it.

How is the verbal verification kept?

Its window, within 10 business days before the note date, is a condition on the gate with its date checked.
