Homeowners insurance binder

How do we get the homeowners insurance binder from the agent with the coverage, the mortgagee clause and the effective date checked against the loan before closing?

Ask the agent for the binder on a secure link and check it on arrival. Callvu derives the required coverage from the loan (the lesser of the replacement cost and the loan amount under the program's rule, the deductible limit, the mortgagee clause wording and the loan number, the effective date at or before closing), sends the request to the agent the borrower named, reads the binder or declarations page when it arrives, checks each item, sends back anything wrong, and writes the accepted binder to the file. The problem today

The binder arrived the morning of closing with the wrong mortgagee clause and a deductible above the limit.

Today, without Callvu

The borrower gives the processor the agent's name. The processor emails the agent for a binder. It arrives when it arrives, with the lender's name misspelled in the mortgagee clause, no loan number, a deductible of 10 percent, and an effective date after closing. The closer finds it at the table.

The investor's guidelines set the coverage amount, the maximum deductible, the required mortgagee clause and the evidence acceptable at closing; the servicer needs the policy to escrow and to track. A wrong binder is a closing delay or a loan that cannot be delivered.

The agent will fix it in ten minutes if told exactly what is wrong, on the day it arrives.

How it runs

From the requestto the system of record.

The loan reaches the point where the hazard insurance condition is set. Callvu derives the requirement from the loan and opens the request to the agent the borrower named.

Insurance agent
Provides the binder or declarations page through a secure link and corrects what is flagged.
Borrower
Names the agent and confirms the policy choices where the program allows a choice.
Processor
Sees the status and reviews only what the checks could not resolve.
Callvu
Derives the requirement, requests, reads, checks, sends back corrections, and writes the accepted binder.
  1. Classify the requirement

From the loan amount, the property's replacement cost estimate, the program's coverage rule (the lesser of the replacement cost or the loan amount, or 100 percent replacement cost where the program requires), the maximum deductible by program, the required mortgagee clause with the loan number, and the closing date, Callvu builds the requirement.

  2. Chase and verify the agent

The agent receives the requirement and a link to upload the binder or declarations page; reminders run on the schedule and the borrower is told if the agent does not respond. The document is read on arrival: insured, property address, carrier and policy number, coverage amounts, deductible, mortgagee clause, effective and expiration dates, premium.

  3. Check and correct

Each item is checked against the requirement; a mismatch (a short coverage, an over-limit deductible, a wrong mortgagee clause or missing loan number, an effective date after closing) is sent back to the agent with exactly what to change. A policy that cannot meet the rule (a coverage the carrier will not write) goes to the processor in the Decision Desk.

  4. Write back

The accepted binder is filed to the LOS with the check results, the hazard condition clears, the premium and the renewal date feed the escrow setup, and the servicer's insurance tracking receives the policy.

Where it ends: The binder on file meets the program's coverage, deductible and mortgagee requirements with an effective date at closing, the agent fixed any error on the day, and the escrow and the servicer's tracking were set from it. The Decision Trace shows the requirement and each check; the Audit Trace shows the request, the responses and the filing.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

A secure link to the insurance agent the borrower named.

The back office

The processor sees status and exceptions only; the closer finds an accepted binder, not a problem.

The Decision Desk

  • A policy that cannot meet the program's rule, or a borrower who chooses a deductible outside it, goes to the processor or underwriter in the Decision Desk with the binder and only the allowed outcomes.

Questions

What buyers ask next,answered plainly.

What is checked on the binder?

The insured and property, the coverage amount against the program's rule, the deductible against the limit, the mortgagee clause with the loan number, and the effective and expiration dates.

What happens when something is wrong?

The agent is told exactly what to change, through the same link, the day the binder arrives.

Does the servicer get the policy?

Yes. The accepted binder sets the escrow and feeds the servicer's insurance tracking at closing.
