Appraisal copy delivery and waiver

How do we deliver the appraisal copy to the borrower on time, or capture a valid timing waiver, and record it in the loan file?

Tie the copy to the appraisal's arrival. When the appraisal or any valuation is completed, Callvu delivers a copy to the borrower promptly and no later than three business days before consummation, by the consented method, records the delivery; where the borrower waives the timing, it captures the waiver at least three business days before consummation on a process-controlled screen and still delivers the copy at or before consummation; and it writes the delivery and any waiver to the loan file.

The problem today

The appraisal came in, the processor filed it, and the borrower saw it at closing.

Today, without Callvu

Reg B requires the lender to provide the applicant a copy of any appraisal or written valuation developed in connection with a first-lien dwelling-secured application, promptly upon completion and no later than three business days before consummation. The processor files the report and moves on. The borrower sees it at the table. The file shows a delivery date equal to the closing date.

The waiver is often misunderstood: the applicant may waive the three-day timing, but only at least three business days before consummation, and the lender must still provide the copy at or before consummation. A waiver signed at closing is not a waiver.

The appraisal's arrival is an event the process already sees. The delivery should follow it.

How it runs

From the requestto the system of record.

An appraisal or other written valuation (an automated valuation, a desk review) is completed on a first-lien dwelling-secured loan. Callvu opens the delivery step.

Borrower
Receives the copy by the consented method, or chooses to waive the timing on a secure screen in time.
Processor
Sees the delivery status; no longer sends the copy by hand.
Callvu
Delivers on completion, computes the deadline, captures a valid waiver, and records.
  1. Classify the valuation

Each completed valuation (the appraisal, a revision, an automated valuation, a review) is classified as covered; the deadline is computed from the scheduled consummation date under the general business-day definition.

  2. Chase and verify delivery

The copy is delivered promptly upon completion by the consented method with the time recorded; receipt is captured. A revised appraisal is delivered again. The notice of the right to the copy was given within three business days of the application in the initial package.

  3. Waiver, where chosen

If the borrower chooses to waive the three-day timing, the waiver is captured on a process-controlled screen at least three business days before consummation; a waiver attempted later is refused by rule. The copy is still delivered at or before consummation.

  4. Write back

Each delivery, its time, the receipt and any waiver are written to the loan file in the LOS, and closing is held if a covered valuation has not been delivered inside the deadline without a valid waiver.

Where it ends: Every valuation reached the borrower promptly and inside the deadline, or under a valid waiver with the copy at or before consummation, and the loan file shows it. The Decision Trace shows the classification, the deadline and any waiver's timing; the Audit Trace shows each delivery.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

The valuation's completion in the appraisal order process; the borrower meets the copy in the consented channel.

The back office

The processor sees status and never sends the copy by hand; the closer sees the hold.

The Decision Desk

  • A valuation completed inside the three days before consummation without a waiver, which forces a date change or a waiver decision, goes to the closing team in the Decision Desk with the dates and only the allowed outcomes.
