Investor delivery and purchase conditions
How do we assemble the loan file for the investor, deliver it, and clear the purchase conditions that come back with the right party before the commitment expires?
Assemble from the checklist, deliver from the record, and treat purchase conditions like underwriting conditions. Callvu assembles the delivery file from the investor's stacking order and data requirements for the commitment, checks the data against the file, delivers through the investor's channel, reads the purchase conditions when they come back, routes each to the party that can clear it (the processor, the closer, the title company, the borrower), checks the cures and resubmits, and tracks the commitment's expiry so the loan purchases before it.

The problem today
The loan was delivered on the last day of the commitment, suspended for three conditions, and repriced.
The post-closer assembles the delivery file by hand from the stacking order, uploads it, and waits. The investor suspends the loan with conditions: a data field that does not match the note, a missing document, a verification that aged out. The post-closer works them by email. The commitment expires; the loan is repriced or the pair-off fee is charged.
Investor delivery is a data and document exercise with a deadline: the loan data must match the documents, the file must follow the stacking order, and the purchase conditions must be cleared inside the commitment. Each condition names a document or a data fix and, implicitly, the party who can supply it.
The commitment's expiry is the clock the whole process should run against.
How it runs
From the requestto the system of record.
The loan is funded and the post-closing review is clear or the delivery-stop exceptions are cured. Callvu opens the delivery case with the commitment and its expiry.
- Post-closer
- Reviews the assembled file where the policy requires and sees the conditions and the commitment clock.
- Investor
- Receives the delivery, returns purchase conditions, and purchases on clearance.
- Processor
- Cures the conditions that are theirs (data corrections, document re-pulls).
- Callvu
- Assembles, checks data, delivers, reads conditions, routes, re-checks, resubmits and tracks the commitment.
Assemble and check
The delivery file is assembled from the investor's stacking order for the program, and the loan data (the delivery data set) is checked against the executed documents (the note's terms, the security instrument, the Closing Disclosure, the appraisal); mismatches are flagged for correction before delivery.
Deliver
The file and the data are delivered through the investor's channel, the delivery is confirmed and recorded, and the commitment's expiry is tracked against the expected purchase date.
Chase and verify purchase conditions
Purchase conditions returned by the investor are read and classified by what clears them and who can supply it; each goes to its party through a link with the condition's wording; cures are read and checked against the condition and resubmitted. The post-closer sees the conditions against the commitment clock.
Write back
The delivery, the conditions, the cures, the resubmissions and the purchase advice are written to the LOS, the loan is transferred to servicing or the servicer on purchase, and the trailing documents continue to the custodian.
Where it ends: The loan was delivered from a checked file, every purchase condition went to the party that could clear it and was cured inside the commitment, and the purchase is on the record. The Decision Trace shows the data checks and each condition's routing; the Audit Trace shows the delivery, the conditions and the cures. The Callvu moves in this process are chase and verify, classify and write back.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The cleared post-closing review and the commitment; the investor's channel for delivery and conditions.
The back office
The post-closer works conditions with parties and a clock; the processor cures from tasks.
The Decision Desk
- A purchase condition that cannot be cured inside the commitment, or a data mismatch that changes the loan's eligibility, goes to the post-closing manager in the Decision Desk with the options (extension, repricing, retention) and only the allowed outcomes.

Questions
What buyers ask next,answered plainly.
How is the delivery file assembled?
From the investor's stacking order for the program, with the loan data checked against the executed documents before delivery.
How are purchase conditions handled?
Each is read, routed to the party that can clear it through a link, cured, checked and resubmitted, against the commitment's clock.
What happens as the commitment expires?
Open conditions escalate, and a loan that cannot purchase in time goes to the post-closing manager with the options.
