Escrow waiver request

How do we handle a borrower's request to waive escrow with eligibility checked against the loan's terms and the investor's rules and the decision recorded?

Test the request against the rules the loan carries. Callvu prefills the loan (the program, the investor, the loan-to-value, the payment history, any mortgage insurance, flood zone status, the state), classifies whether a waiver is allowed and under what conditions, collects the borrower's request and acknowledgment of the responsibilities on a secure screen with any fee the rules allow, routes the decision to the servicing analyst in the Decision Desk, and writes the waiver or the denial with reasons to servicing with the escrow account closed and any balance refunded.

The problem today

The waiver was granted on a loan in a flood zone, and the flood insurance lapsed the next year.

Today, without Callvu

A borrower asks to pay their own taxes and insurance. The analyst checks the payment history, grants the waiver, closes the escrow account. The loan was in a special flood hazard area, where escrow of flood insurance premiums is mandatory for most lenders; the loan was a higher-priced mortgage inside its five-year escrow period; the investor required a fee and a loan-to-value under 80 percent. None of those were in the analyst's checklist.

Escrow waivers sit at the intersection of federal rules (the flood escrow requirement, the higher-priced mortgage loan escrow period), the investor's rules (loan-to-value and payment history conditions, fees), state law, and the lender's own policy. The eligibility is a classification on the loan's data.

The borrower's request is the easy part.

How it runs

From the requestto the system of record.

A borrower requests an escrow waiver in any channel. Callvu opens the case with the loan.

Borrower
Requests, acknowledges the responsibilities, pays any fee, and receives the decision.
Servicing analyst
Decides in the Decision Desk with the classification.
Callvu
Prefills, classifies eligibility, captures the request, routes and writes.
  1. Prefill and classify

The loan's program and investor, the current loan-to-value, the payment history, the mortgage insurance status, the flood zone determination, the higher-priced mortgage loan status and its escrow period, the state, and the lender's policy are prefilled; the classification yields eligible, eligible with conditions (a fee, a loan-to-value threshold, a seasoning period), or not eligible with the reason (flood escrow required, within the mandatory period, investor prohibition).

  2. Chase and verify the request

An eligible borrower completes the request on a secure screen: the acknowledgment that they will pay taxes and insurance directly and on time, the consequences of a lapse (force-placed insurance, a reinstated escrow), the fee where allowed, and the evidence of current insurance; the request is checked against the conditions.

  3. Decide

The servicing analyst decides in the Decision Desk with the classification and the request, and only the allowed outcomes: approve, approve with conditions, or deny with the reasons; an ineligible loan is denied by rule with the reason explained.

  4. Write back

The waiver and the escrow account closure (with a short-year analysis and the refund of the balance), or the denial with reasons, are written to the servicing system; the tax and insurance monitoring continues on the loan without escrow; the borrower receives the written decision.

Where it ends: The request was tested against every rule the loan carries, decided with reasons, and servicing reflects the waiver or the denial with the escrow account handled correctly. The Decision Trace shows the classification and the decision; the Audit Trace shows the request, the acknowledgment and the write.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

The borrower in any channel; the request and acknowledgment on a secure screen.

The back office

The analyst decides from a classification; servicing closes the account from the decision.

The Decision Desk

  • An eligible or conditionally eligible request goes to the servicing analyst in the Decision Desk with the classification and only approve, approve with conditions, or deny with reasons.

Questions

What buyers ask next,answered plainly.

Which loans cannot waive escrow?

What does the borrower acknowledge?

That they will pay taxes and insurance directly and on time, and the consequences of a lapse, on a secure screen before the decision.

What happens to the escrow balance?

A short-year analysis runs and the balance is refunded, with the closure written to servicing.
