Closing Disclosure correction
How do we produce a corrected Closing Disclosure for changes found at or after closing within the required window?
Classify the change and the window, then produce the correction from the record. When a change is found at the table or after closing, Callvu classifies it (a change before consummation, a post-closing change affecting an amount paid by the consumer, a clerical error, a tolerance refund), sets the window (at or before consummation; 30 days after consummation; 60 days for a clerical error or a tolerance refund), produces the corrected Closing Disclosure from the Closing Disclosure of record with the change, delivers it, and writes it with the reason to the LOS.

The problem today
The recording fee came back different a week after closing, and the corrected disclosure was never sent.
After closing, the county charges a different recording fee, a payoff figure changes, or a typo is found on the Closing Disclosure. Each requires a corrected disclosure within a window the rule sets by the kind of change. Most lenders learn of the change from the settlement agent's reconciliation and handle it by email, if at all.
TRID sets three windows: at or before consummation for changes before it; 30 days after consummation for post-closing events that change an amount paid by the consumer or the seller; and 60 days for non-numeric clerical errors and for tolerance refunds. A correction outside its window is a violation, and a missing one is a finding on the file.
The change arrives as an event. The correction should follow from it.
How it runs
From the requestto the system of record.
A change to the Closing Disclosure's content is found at the table, by the settlement reconciliation, by the post-closing review, or by the borrower. Callvu captures the change with the date the lender received the information.
- Closer
- Records changes found at the table through the process.
- Borrower
- Receives the corrected disclosure and any refund.
- Callvu
- Classifies, computes the window, produces and delivers the correction, posts refunds and records.
Capture and classify
The change is captured with its source and the date received, and classified: a change before consummation (and whether it is one that resets the waiting period), a post-closing event changing an amount paid by the consumer or seller, a non-numeric clerical error, or a tolerance refund. The window follows from the classification.
Produce the correction
The corrected Closing Disclosure is produced from the disclosure of record with the change applied, the changed items marked, and the reason recorded; a tolerance refund is computed and the lender credit or refund set.
Decide where needed and deliver
A correction inside the automated rules is delivered by the consented method inside the window; one with a question (whether the event changes an amount paid, whether it resets the waiting period) goes to the closing team or compliance in the Decision Desk with the deadline. Refunds are posted with the correction.
Write back
The corrected disclosure, its delivery, the reason, the window and any refund are written to the LOS against the Closing Disclosure of record, so the file shows the sequence.
Where it ends: Every change at or after closing produced a corrected Closing Disclosure inside its window with the reason recorded, and refunds followed with it. The Decision Trace shows the classification and the window; the Audit Trace shows the capture, the delivery and the refund.
Runtime enforcement
What is enforcedwhile the work runs.
The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.
The handoff
Between the front doorand the back office.
The front door
The table, the settlement reconciliation, the post-closing review or the borrower; the closer records table changes through the process.
The back office
Post-closing and compliance see every correction against its window from the record.
The Decision Desk
- A change whose classification or window is uncertain goes to the closing team or compliance in the Decision Desk with the deadline and only the allowed outcomes.
