Prequalification request

How do we take a prequalification request online or by phone with the required fields checked and the request written to the LOS without becoming an application by accident?

Keep prequalification short and on the right side of the line. Callvu prefills what the lender knows, takes the borrower's income, assets, debts and the purchase they have in mind, checks the required fields, deliberately avoids collecting the sixth piece that would make it an application under TRID, writes the request to the LOS as a prequalification for the loan officer, and tells the borrower what a prequalification is and is not. The problem today

The prequalification form asks for everything, and the lender has an application it did not know it took.

Today, without Callvu

A prospective buyer wants to know what they can afford. The website form asks for their name, income, Social Security number, the address of a house they like, its price and the loan they want. That is an application under TRID, the Loan Estimate is due in three business days, and nobody on the loan team knows.

A prequalification is a conversation about affordability, and it is useful to both sides only if it stays one: enough to size the loan, not so much that the clocks start. The required fields for a useful prequalification are the lender's own, and they are easy to miss on a phone call.

The borrower also needs to understand what they are getting. A prequalification letter that reads like a commitment is a complaint later.

How it runs

From the requestto the system of record.

A borrower asks for a prequalification online, in the app, or by phone with a loan officer. Callvu identifies the borrower where they are a customer and opens the request.

Borrower
Provides income, assets, debts and the purchase they have in mind, and receives the prequalification.
Loan officer
Receives the complete request in the LOS and issues the prequalification.
Callvu
Prefills, checks the required fields, keeps the request short of an application, writes to the LOS and informs the borrower.
  1. Prefill and collect

For a customer, contact details and known accounts are prefilled. The borrower gives income, assets, debts, the price range and the down payment they have in mind, on their phone or with the loan officer, with validation on each field.

  2. Keep it a prequalification

Callvu checks the six-piece test as fields are entered and does not ask for the combination that would make the request an application (for example, a specific property address together with the other five). A borrower who wants to proceed to an application is handed to the application process with everything already entered.

  3. Chase and verify the basics

Where the lender's prequalification needs a document (a recent pay stub to size the income, for example), it is requested with a link and read on arrival; the required fields are checked and the borrower is asked only for what is missing.

  4. Write back

The request, with the required fields checked, is written to the LOS as a prequalification for the loan officer, who issues the prequalification. The borrower receives it with the statement of what it is and is not, and the path to a full application.

Where it ends: The loan officer has a complete prequalification request in the LOS, the borrower has a prequalification that says what it is, and no TRID clock started by accident. The Decision Trace shows the six-piece check; the Audit Trace shows the fields and the write.

Runtime enforcement

What is enforcedwhile the work runs.

The regulations preloaded in Callvu Studio and the bank's own policies, applied as steps that run, not lines in a binder. A step that breaks a rule does not run, so a completed run was compliant.

The handoff

Between the front doorand the back office.

The front door

Online, the app, or the phone with a loan officer. The borrower enters data on a process-controlled screen.

The back office

The loan officer receives a complete request in the LOS and issues the prequalification; an application starts from the same data.

The Decision Desk

  • A request the lender's policy treats as needing a decision (for example, a prequalification the lender declines) goes to the loan officer in the Decision Desk with the Reg B treatment applied.

Questions

What buyers ask next,answered plainly.

How does the process avoid creating an application?

It tests the six pieces on every entry and does not collect the combination that would make the request an application. A borrower who wants an application is handed to that process with their data.

What does the borrower receive?

The prequalification from the loan officer, with a statement of what it is and is not, and the path to a full application.

Can a borrower go from prequalification to a full application?

Yes. The data they entered carries into the application process, and the TRID application date is recorded when the six pieces are complete there.
